The Truth About Funda

Funda is the undisputed king of Dutch real estate. Almost every house ends up there, but you need to understand how it works:

1. The Delay Effect

Houses are often shared within the closed network of real estate agents (NVM system) days before they appear publicly on Funda. By the time you see it, 5 viewings might already be booked by buying agents.

2. Call, Don't Click!

If you see a house you like, do not use the "Plan a viewing" email button. Call the selling agent immediately. Viewing slots fill up in hours.

3. "Onder Bod" vs "Verkocht onder voorbehoud"

If a listing says Onder bod (Under bid), you can still technically bid, but it's tough. If it says Verkocht onder voorbehoud (Sold subject to conditions), the deal is signed and they are just waiting for the mortgage approval. Ignore these listings.
